The Real Estate (Regulation and Development) Act, 2016 — RERA — exists for one reason: to stop buyers from getting burned by delayed possession, mis-sold carpet areas, and diverted project funds. In Gujarat, it's implemented by the Gujarat Real Estate Regulatory Authority (GujRERA). If you're buying anywhere in Ahmedabad, this is the single most important document to check before you pay a booking amount.

What RERA Actually Protects You From

  • Projects being sold without approved plans or clear land title
  • Developers using your booking money to fund a different project
  • Carpet area being quoted loosely — RERA mandates sale on actual carpet area, not vague "super built-up" numbers
  • Open-ended possession dates — every RERA project must declare a committed completion date
  • Silent structural or quality defects — a 5-year defect liability period is mandatory

How to Verify a Project's RERA Registration

Every legitimate ongoing project in Gujarat must carry a RERA registration number, typically in the format PR/GJ/.... Before booking:

  1. Ask the developer or broker for the RERA registration number in writing.
  2. Cross-check it on the official GujRERA portal — it will show the promoter's details, approved layout, project timeline, and any complaints filed.
  3. Confirm the broker/consultant you're working with is also RERA registered (ours is — see our footer for our registration number).
  4. Compare the promised possession date on the RERA certificate against what you're being told verbally.
Good to know: Resale of a completed, already-occupied property does not require fresh RERA registration — RERA primarily governs projects that are under construction or being sold before completion.

Red Flags to Watch For

  • A developer who can't or won't share the RERA number immediately
  • Marketing material quoting "super built-up area" pricing without a clear carpet-area breakdown
  • Verbal possession promises that don't match the RERA-declared date
  • Pressure to pay large amounts in cash, outside the documented payment schedule

If a RERA-registered project misses its committed date or misrepresents details, buyers can file a complaint directly with GujRERA and are entitled to compensation or a refund with interest, as applicable under the Act.
