How Stamp Duty & Registration Work in Gujarat

When you buy a property in Gujarat, you pay two separate government charges at the time of registration:

  • Stamp Duty — currently around 4.9% of the property's market/jantri value in most cases, payable on the sale deed.
  • Registration Fee — typically 1% of the property value, usually capped at ₹30,000, payable to get the sale deed legally recorded with the Sub-Registrar.

Some categories of buyers — including women purchasers and joint male-female ownership — have historically been eligible for a rebate on stamp duty in various states; this calculator applies an indicative discount for those categories. Always confirm the current applicable rate with us or the Sub-Registrar's office, as rates are revised periodically by the state government.

What Is Jantri Value?

Jantri is Gujarat's government-notified minimum property valuation (similar to "circle rate" or "ready reckoner rate" in other states). Stamp duty is calculated on whichever is higher — the actual transaction value or the jantri value — so it's important to check the jantri rate for your specific area before finalising a deal.
